Custom home builders estimate and invoice templates

Free, no sign-up. Works in Excel, Google Sheets and Apple Numbers.

How to use it

  1. 1Download the template. Download the custom home builders estimate or invoice (.xlsx). It opens in Excel, Google Sheets and Apple Numbers.
  2. 2Add your company and customer. Fill in the shaded company, customer and service-address cells, and set the document number and date.
  3. 3Replace the example lines. The example is a custom home, draw schedule summary. Custom builds are priced per phase or as cost-plus, with allowances for selections and a draw schedule. Change the items, quantities and unit prices to your own; line totals and the subtotal update automatically.
  4. 4Set tax and deposit. Mark each line taxable (Y) or not (N), enter your sales tax rate, and set the deposit percent (the example uses 5%).
  5. 5Review terms and send. Edit the terms to match your policies, save a copy for the customer, and export to PDF to send.

Tips for custom home builders estimates

  • Use one invoice tab per draw and set quantities to the percent of each phase complete.
  • Keep the allowance line separate and reconcile it with a change-order line on later draws.
  • Lenders often have their own draw form; use this as the backup detail.

Custom home builders terms included

  • Draws are invoiced at the completion of each phase on the draw schedule and are due within the stated days.
  • Selections over allowance are billed as change orders; selections under allowance are credited.

Plus standard validity and payment terms. Edit all of them to match your policies and local law.

FAQ

Custom home builders template questions

Have a question we didn't cover? Book a demo and ask a product specialist.

How do I invoice a draw?

Copy the invoice tab and set each phase's quantity to the fraction complete, for example 0.5. Put previous draws in the deposit cell so the balance is this draw.

Cost-plus or fixed price?

The template works for both. For cost-plus, list costs and add the builder fee as a percentage line.

Do the formulas work in Google Sheets?

Yes. The line totals, subtotal, taxable amount, tax, deposit and balance use standard functions (SUM, SUMIF, ROUND, IF) that work in Excel, Google Sheets and Numbers.
