Free roof inspection checklist (fillable PDF)
A roof inspection checklist for repair calls, storm damage and pre-sale inspections. Record roof covering, flashing, drainage and attic findings in one report.
How to use it
- 1Fill in the header. Enter the customer, address, date and any other details at the top of the checklist.
- 2Work through the items. Mark each item OK, Needs attention or N/A as you go. Leave nothing blank so the customer can see everything was looked at.
- 3Add notes. Note where each problem is and take photos to attach to your estimate or insurance paperwork.
- 4Download or email the PDF. Download the completed checklist as a PDF to print or keep with the job, or email it to yourself to forward to the customer.
When to use a roof inspection checklist
- After hail, high wind or a fallen tree, to document damage for a claim
- Before a home sale or purchase
- When a customer reports a leak or ceiling stain
- On a yearly maintenance visit, ideally in spring or fall
- At the end of a roof warranty period

Can this checklist be used for an insurance claim?
It's a good record of what you found, and adjusters appreciate organized notes. Pair it with dated photos and measurements. Your carrier or adjuster may have their own forms too.
Should I inspect the attic on every roof inspection?
When you can get access, yes. Stains, daylight and damp insulation often show a leak's real source, which can be several feet away from where the ceiling stain is.
What if I can't safely walk the roof?
Note how you inspected it, such as from a ladder, the ground or a drone, in the header. Steep, wet or fragile roofs like tile and slate are often better inspected without walking on them.
