How to use it

Conditional or unconditional?
- Conditional waivers only take effect once the payment actually clears. Use them when you're about to be paid.
- Unconditional waivers take effect when signed. Sign them only after the money is in your account.
- Progress waivers cover work through a date; final waivers cover the whole job.
- List any amounts in dispute as exceptions.

Which states have statutory lien waiver forms?
Several states, including California, Texas, Georgia, Arizona, Nevada, Utah, Michigan, Mississippi, Wyoming, Florida and Massachusetts, prescribe waiver forms or language by statute. The generator shows the citation and source for the state you choose.
Is this legal advice?
No. It's a document generator. Lien laws change and vary by project type, so check with a construction attorney for anything unusual.
When should I sign an unconditional waiver?
Only after the payment has cleared your bank. An unconditional waiver gives up your lien rights for that amount even if the check later bounces.
Does a lien waiver need to be notarized?
Most don't, but some states' statutory forms do. The generator flags notarization when the state's form requires it.
