What a good HVAC maintenance checklist covers
- Readings you can compare year to year, not just checkmarks
- Both heating and cooling sides, even if you only service one season per visit
- Electrical components that fail often: capacitors, contactors and motors
- Condensate drainage, since clogged drains cause water damage calls
- Combustion safety on gas equipment: CO, venting and heat exchanger
- Equipment make, model and serial so warranty and parts lookups are easy
FAQ
HVAC maintenance checklist questions
Have a question we didn't cover? Book a demo and ask a product specialist.
How often should an HVAC system get a tune-up?
Most manufacturers and contractors recommend once a year for each system, usually cooling in spring and heating in fall. Heat pumps run year round, so many contractors service them twice a year.
Should I record refrigerant readings on every visit?
Yes. Pressures, superheat or subcooling and temperature split take a few minutes and give you a baseline. A slow change over a couple of seasons often points to a leak before the customer notices.
Can I use this checklist for a maintenance agreement visit?
Yes. Fill one out at each agreement visit and keep it with the customer's records. It shows the customer what they're paying for and helps you sell repairs you've already documented.
