Total coat area
4,800 sq ft
Water
9.6 gal
Sand
144 lb (3 × 50 lb)
Additive
0.48 gal
Liquid mix volume
58.1 gal

Sand bags rounded up to whole bags. Liquid volume excludes sand. Coverage varies with pavement age and porosity.

48 gallons of sealer concentrate, 144 pounds of sand, 9.6 gallons of water and 0.48 gallons of additive for 2 coats over 2,400 square feet.

How it's calculated

  • Coat area = area × coats + high-traffic area (third coat)
  • Concentrate (gal) = coat area ÷ coverage per gallon of concentrate
  • Water (gal) = concentrate × water per 100 gal ÷ 100
  • Sand (lb) = concentrate × sand per 100 gal ÷ 100
  • Additive (gal) = concentrate × additive per 100 gal ÷ 100

How to use it

  1. 1Measure the area. Measure the pavement in square feet. Add a separate figure for high-traffic areas that get a third coat.
  2. 2Pick the sealer. Choose the product so the coverage rate and mix design match its data sheet, or enter your own.
  3. 3Set coats and mix. Keep two coats unless your spec says otherwise, and adjust water, sand and additive within the manufacturer's range.
  4. 4Add your costs. Enter your material prices and, optionally, your price per square foot to see job revenue and material margin.
  5. 5Read the order. Use the gallons of concentrate, pounds of sand and gallons of additive as your material order.

Worked example

A 2,400 sq ft driveway, two coats, with MasterSeal Concentrate at 100 sq ft per gallon, 20 gal water, 300 lb sand and 1 gal additive per 100 gal.

  1. Coat area = 2,400 × 2 = 4,800 sq ft
  2. Concentrate = 4,800 ÷ 100 = 48 gal
  3. Water = 48 × 20 ÷ 100 = 9.6 gal
  4. Sand = 48 × 300 ÷ 100 = 144 lb (three 50 lb bags)
  5. Additive = 48 × 1 ÷ 100 = 0.48 gal

Order about 48 gallons of concentrate (ten 5-gallon pails), 150 lb of sand and half a gallon of additive.

Per 100 gal of concentrate: 15–25 gal water, ½–2 gal Top Tuff additive, 200–500 lb sand (40–70 mesh). One gallon of concentrate covers 100–120 sq ft per coat; mixed material applies at 70–82 sq ft per gallon. A minimum of two coats, with a third on high-traffic areas.

  2. SealMaster, PMM – Polymer Modified MasterSeal (product page and technical data sheet). Accessed 2026-11-03.

Per 100 gal of PMM: 200–400 lb sand (40–70 mesh); water only if required. One gallon of PMM concentrate covers about 85–95 sq ft per coat. Two coats, with a third on high-traffic areas.

FAQ

Sealcoat calculator questions

Have a question we didn't cover? Book a demo and ask a product specialist.

How many square feet does a gallon of sealcoat cover?

It depends on the product and how it's mixed. SealMaster's data sheets give 100–120 sq ft per gallon of MasterSeal Concentrate per coat and about 85–95 sq ft per gallon of PMM concentrate. Old, porous pavement soaks up more, so use the low end for ordering.

How many coats of sealcoat should I apply?

SealMaster recommends a minimum of two coats, with a third on high-traffic areas such as entrances, exits and drive lanes. Enter the high-traffic area separately to add the third coat only where it's needed.

Why add sand to sealcoat?

Sand adds traction and helps the coating wear. Use the sand type and amount on your product's data sheet; SealMaster specifies 40–70 mesh sand within a range per 100 gallons.

Is coverage per gallon of concentrate or of mixed sealer?

This calculator uses coverage per gallon of concentrate, which is what you buy. Data sheets also give a rate per gallon of mixed material (for MasterSeal, 70–82 sq ft) for checking your application on site.

Does the calculator include crack filling or oil-spot primer?

No. Crack filling and oil-spot priming are separate prep steps with their own materials. Add them to your estimate separately.
